Tips on selecting property

Before you make up your mind on buying a property, there will usually be a few important criteria you set before choosing one that suits you and your family. If you ask any real estate negotiator, they will tell you that the most important criteria should be : "location, location, location." One of our famous local property consultants, Mr Ho Chin Soon, has always told this to real estate agents until everyone agreed with him that location is one of the most important criteria in choosing a home. Let me remind you that, other than location, you are also buying into a community and not just a home. Your choice is critical to both the home’s future investment potential and to its live-ability.

1. Selecting a community

One community will differ from another on the basis of:

  • Population density
  • Race and culture mix
  • Geographical settings and accessibility
  • Price and style of home

You must carefully study and pick two or three different communities for your initial selection. Either one of the above factors will make a difference in your future lifestyle.

2. Services available

One of the factors that affect our lifestyle will be the essential services available in that community. For example, water supply, gas, post office, banks, public transport, police station, garbage collection and etc.

You must also consider recreational facilities such as public swimming facilities, golf courses, public parks, sports facilities as well as medical services such as hospitals, dentistry and even specialist centers.

3. Schools

If you have children, the quality of education available in a community is an important consideration. Schools and colleges vary from one community to another. So it is best to find out more before you make your decision.

4. Convenience

Try to find out:

  • Commuting distance and time to work
  • Drive around to find out if the distance is reasonable and if any tolls are payable
